Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm and check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. Those are for member use only.
- The detached garage is for owner use only.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit the Off Road Adventures website.
- This homeowner uses two exterior security cameras: one is aimed towards the driveway and the other is towards the detached garage.
Policies and Rules
- CANCELLATION POLICY: Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
- No smoking inside the home. No trace of smoking left outside the home.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
- All Eagles Nest homes have an additional amenity fee in order to maintain the luxurious amenities.
- Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
Fees and Payments
- All bookings are subject to a $50 cancellation fee.
- Firewood for the outdoor firepit may be added by reaching out more than a week in advance. You get two wrapped bundles and a fire starter for $25/night.
- Eagles Nest Winery day passes are available onsite for $25.00 each.
- Pet rent is $25+tax per pet per night. Full grown well-trained dogs only please, max of 4 dogs.
Parking Information
- The main roads are plowed in winter, but 4WD or AWD vehicles are required November–March, and chains may also be necessary to access all properties in winter months.
Utilities and Amenities Access
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Towels and linens will be provided.
- Hair dryers are not provided.
- Guests have access to most amenities inside of Eagles Nest including:
- Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 General Store
- North Pavilion: Ball Field, Sportsman's Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
- Camp (BYO Equipment): Tennis Courts, Pickleball, Disk Golf, Archery (Restrooms and Pavilion coming soon)
- Vineyard: Food and Wine served. Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p. All visitors on premise at winery must be 16 years or older. This is strictly enforced.
- The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are more than welcome to attend; however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsman's Lodge.
- The summer concerts are open to all guests; however, there may be an admission fee for each person and a cash bar for food and drinks.
